Real Estate Agents Who Post But Don't Know How To Convert, This Is The Simple Funnel

Real estate agents, if you're posting and you don't know how to convert, this one is for you.
I'm talking to more and more people right now, and that's the problem I keep hearing. I post, but I don't know how to convert.
So I want to walk through my funnel and how simple it is, because when I started, mine was way too complicated.
Where I started
In the beginning, I had too many things. The funnels were too complicated, because I was listening to all the people who talk about funnels, and their funnels are too complicated for a real estate agent.
I'm a real estate agent. Before that, I was a buyer and a merchandiser. I'm a product person and an experience person, and funnels are so techie.
I like technology. I just found a much simpler way, and it's what really works for me.
Before I show you, think about the last time someone raised their hand, like commenting on your post, and what happened next. If the honest answer is nothing, that's where your funnel is breaking.
It starts with a group

The funnel starts with a group, before any content and before any keyword. You need one place for people to go.
I went to start a group because that was the easiest thing. That's how this funnel got simple, and that's how you can do this too.
For home buyers and sellers, the one place that works is a community of some sort, like a Facebook group, a neighborhood Facebook page, or Nextdoor. They want something in their neighborhood, something that identifies you as that neighbor.
If you don't have one yet, that's your first step. When you set it up, ask the right questions when people want to join, because those membership answers are what you'll use later to start the conversation.
Go wide in the hook, then narrow it down
Once the group is there, you've got to get your content right. The thing is, you also have to be able to be broad, so it's kind of like a science.
When you're talking to home buyers and sellers, you've got to go wide.
Your hook is "if you're looking to buy a home" or "if you're looking to sell a home."
Then further down, inside the script or inside the copy, you narrow it down. For buyers and sellers, that's where you narrow down to location.
You cast a wide net, and then you narrow it down.
Drive everyone into the group
Once the content is going, you put your message out across all platforms and drive everyone into that group.
We obviously want people in our email. You can pull people in just to get a bunch of leads. What we really want is to start having conversations.
So I drop a keyword to get people into my community. My automation is very simple. It says, "Hey, thanks for commenting, would you like me to send you the link?"
I get them to opt in by saying yes, because I want them engaging with my page, and because when they opt in, they're more likely to actually open what I send. That's deliverability, and it helps me long term.
I'm kind of over just getting a bunch of names and numbers. I really care about quality.
Have the conversation when they join

Once people get into the group, that's when the conversation starts.
The very first message is an automated DM that goes out right away. It says, "Hey, welcome to the group. Thanks for being here. If there's anything I can do for you, please let me know." It works in Skool, and I did the same thing in Facebook.
Then you come back in yourself. Go back to their membership questions and say something specific about what they said.
In a neighborhood group it sounds like this. "Hey, I see that you're a resident here. Do you live here now, or are you looking to move here soon?"
It's a this or that question, and it starts the DM conversation.
From there I use a five step conversation process. For every simple response they give me, I give a very simple response back, qualifying them a little further, because I understand my ICP at a really deep level.
Once I've qualified them enough, I invite them. Do you want to book a call? Do you want to get on this newsletter? Do you want to come to this event? The invite is based off of everything else we've talked about.
What it looked like yesterday
Yesterday someone asked to get into my Facebook group. I accepted them and sent a message welcoming them to the Million Dollar Agent group, and I asked if they'd like the link to my Skool community.
They said yes. I asked whether they wanted the link here or by email, and they said, "Cool, I'm in."
Then I asked my this or that question about what they were trying to figure out with social media, and they opened up and told me everything.
It went straight from them asking to join my group into me almost booking a call. They weren't quite ready, and that's okay, because sometimes people get a little scared about booking a call. The conversation is there, and that person has now engaged with my content and my socials, so I can retarget them on ads.
Start this week
The conversations are very manual for me, and this is my prospecting. If I need to have a conversation with someone about my business, I'm going to have it with them online.
This method works across the board. I've tried it for buyers, for sellers, and for agents, and it works.
So this week, start your group. Ask the right questions when people want to join. Then go back to their answers and send one this or that question. You can't just ignore them, because those are all leads coming in.
It's crazy how many people want to be part of a community right now. I've gone all in on Skool for real estate agents, and it's where I break down how every step of this gets built, from the content to the conversation.
