Real estate is absolutely bonkers! So what is going on here, in the local real estate market? Should you buy, should you sell, should you wait?
My team and I have helped hundreds of people over the last 20 years buy and sell homes in East Pierce County and we have never seen the market this crazy. So what is going on?
Homes in Auburn, Bonney Lake, Buckley, Lake Tapps, Puyallup and Sumner, we have less than two weeks of inventory. What that means is, if no more homes come on the market and no market conditions change, it will take us less than two weeks to sell out of all currently active homes.
Homes are sitting for about six days on the market. Now, keep in mind that's an average. We're actually seeing homes, in my experience, sell much faster than that. In all reality, I always recommend you let your home sit for a little bit longer to ensure that you don't miss out on any of the most amazing offer.
Leaving your home on the market for a little bit longer does allow you to get the most money and the best possible terms. You just don't want to let it go off the market too soon because what if tomorrow the next best one's going to come up?
The average list price is $513,016, whereas the average sales price is $542,300, which means that homes are going, on average, for over $30,000. Don't forget, we're talking averages here. To be honest, I just sold a home that went $125,000 over asking price and I sold another home that went for list price. So, you just never know.
Each home is different, so make sure you have solid representation on your side. What's the market like in East Pierce County? It's smoking hot and now is the time to sell.
